We focus on opportunities that are built on relationships. Our projects range in size from $2 million to $300 million, with equity investments up to $100 million.
Master Plan Developments
Haverford Development Partners has unique expertise in conceiving, entitling, and executing on, large, complex developments that require master planning and coordinated effort. HDP specializes in collaborating with the numerous and varied groups of stakeholders that are typically part of any master planning process while ensuring that the process is positive and cooperative. At the heart of our process lies a commitment to ensuring that all parties are respected and engaged, while also asserting and advancing the property rights of landowners. HDP has a particular focus on managing the complex and varied needs of institutional property owners to allow them to maximize the benefits of real estate ownership or provide them with alternatives to ownership – while never losing sight of the primary goal of allowing institutions to focus on their core mission.
Land Development

Whether it’s residential, commercial, or mixed-use developments, we leverage our ability to forge relationships and understand the regulatory process, to deliver results. By working with municipal authorities and local communities, HDP has a demonstrated ability to work within complex regulatory landscapes to turn vision into reality. From navigating local DEPs, FEMA, the EPA, the Army Corps of Engineers, National Marine Fisheries, evolving building codes, and many other obstacles, both foreseen and unforeseen, HDP has applied strategic planning, attention to detail, and unwavering determination, to secure approvals and entitlements for the most complicated projects imaginable.
Multifamily Development
The principal of Haverford Development Partners has been a driving force behind some of the most important and market-changing multi-family developments in the Philadelphia market. The hallmarks of these developments have centered around the ground-up development of property that has such significance in its community that it required a comprehensive approach to engaging with a wide array of constituencies in order to allow the project to happen. In each case, that outreach and a collaborative approach allowed barriers to development to be overcome and for unprecedented value to be created.
Construction
We have the ability to execute on construction projects of virtually any size, whether we are the principal developer, a development partner or constructing on behalf of others. As a development or construction partner – Haverford Development Partners can execute on each of the following scenarios, among others:
HDP finds land to purchase and builds the building on behalf of a customer. The customer owns everything.
HDP finds land – buys it – and builds a project on it for a user interested in becoming a tenant.
HDP builds on land already owned by an entity and if there is excess land HDP can acquire it or build additional projects on it.
In any of the foregoing scenarios, if there is additional room in the building or additional land for development, HDP can help find other tenants, or HDP can acquire the excess land.
