The Reserve at Maybrook

Background
Maybrook was a large, historic estate on Philadelphia’s “Main Line”. Consisting of more than 35 wooded acres next to a commuter train station, Maybrook was the largest, and most controversial, development site in Lower Merion Township, Pennsylvania. When Haverford took up the project, the relationship between the land owner and the local community had been damaged by attempts to develop the property. Haverford worked collaboratively with ownership, the township, the county, the state, Amtrak, SEPTA and the local community civic association, to devise and perfect a development approach that all parties could accept and support.
Value Created
An affiliate of Haverford acquired the Maybrook property and constructed 250 multifamily residential units, a 450-car parking garage and historically preserved the Maybrook mansion (circa 1881). The Maybrook mansion was repurposed as a clubhouse and community amenity for residents of Maybrook and the surrounding community. Maybrook has been very well received by the community and features the most luxurious rental apartments in the Philadelphia suburbs. In recognition of the project’s success, in 2023 Haverford received The Montgomery Award from Montgomery County, which is awarded to projects that reflect the best in planning and design, advocacy, and environmental stewardship.
